We are currently working in partnership with Rhondda Cynon Taf Borough Council and have recently expanded to work with local authorities throughout South Wales, to offer a unique service.
What services we offer
Catrefi Hafod Lettings Agency understands the various risks and difficulties landlords face everyday. We are hoping to help over come some of these obstacles and provide landlords with a decent financial return, with range of services offered from fully managed to lettings only.
We can provide peace of mind that you are utilising the expertise of an establish organisation. We can offer a choice of tenant types in which we have experience of managing housing benefits and we able to manage tenants with support needs. Cartrefi Hafod Lettings Agency can offer landlords long term rental solutions.
Landlord Agreement
Cartrefi Hafod Lettings Agency can offer a range of services offered from fully managed to lettings only.
Our setting up services includes the following:
• Inspecting the Property to ensure the minimum statutory standards are met.
• Gathering relevant tenant information for in house credit checks and referencing.
• Attending the Property with prospective Tenants
• Collecting and holding a bond or a Bond certificate.
• Preparing and Signing of an Assured Shorthold Tenancy
• Informing all the relevant services on the change of occupancy
• Preparing the Inventory
Our Full Management Service includes the following:
• Receiving the due rent from the tenant
• Dispersing the rental monies as per your instructions
• Dealing with rent account queries and chasing non payment.
• Periodic inspection of the Property
• Arranging for minor repairs
• On the termination of the tenancy we will check or appoint an inventory company to
check the Inventory and inspect the Property
• Liaise with your Accountant in connection with your tax liability.
Our Rent Collection Service includes the following:
• Receiving the due rent from the tenant
• Dispersing the rental monies as per your instructions
• Dealing with rent account queries and chasing no payment.
Our Letting Only Service - includes the following:
• Inspecting the Property to ensure the minimum statutory standards are met.
• Attending the Property with prospective Tenants
• Collecting a bond or a Bond certificate on your behalf.
• Preparing and Signing of an Assured Shorthold Tenancy
• Informing all the relevant services on the change of occupancy
• Gathering and relevant tenant information for credit checks and referencing.
Maintenance services are available on request.

We do expect landlords to meet the following criteria:
• Energy Performance Certificate in place on the property
• Current Landlord Gas Safety Certificate
• Consent to let from the mortgage company (if applicable)
• Confirmation of no mortgage arrears (if applicable)
• Property complying with The Housing Health & Safety Rating System (HHSRS)
• To Comply with The Furniture and Furnishings (Fire)(Safety) Regulations 1988 ( if applicable)
• House in Multiple Occupation (HMO) license (if applicable)
• Buildings Insurance
