Planned Maintenance

The Welsh Housing Quality Standard was introduced by the Welsh Assembly Government in 2002. WHQS is a national minimum housing standard that all Councils and Housing Associations in Wales must meet by 2012.

To achieve this we will be carrying out a series of stock condition surveys to assess our priorities and devise our financial plans. Each year we intend to publish our programme on this website and make it available for all residents. The programme may be subject to change as we progress.

The following key improvements will be made to your home:

Bathroom

We will aim to replace your bathroom suite and provide mechanical extract ventilation, new vinyl flooring and upgrade your electrical fittings where required, when the bathroom is 25 years old.

Shower

We will install an overbath shower complete with new wall tiling, curtain rail and non slip flooring mat. The shower will either be electric or linked to your hot water system.

Kitchen and Electrical Upgrade

We plan to replace your kitchen when it is 15 years old and if we cannot do this we will renew it by 2012 at the latest. We will also provide new vinyl flooring and decorate your kitchen. We will upgrade the electrical installation in your kitchen at the same time which will include a mechanical extractor fan.

Heating

When the time comes to replacing your boiler which is usually after 15 years, we will upgrade it to a more energy efficient condensing type. If you have an old back boiler and fire, we will remove the fire and boiler and renew the boiler with a condensing type by 2012.

Digital TV Upgrade

We are proposing to upgrade the communal reception in our flats in readiness for the digital switchover in 2009. We have tendered the work and will be discussing a programme with the successful contractor soon. Further consultations with tenants will take place prior to any work commencing on sites.

Windows and Doors

All new doors and windows installed will meet the requirements laid down in the Secure by Design brief.

Insulation

We aim to ensure that all properties with attics have a minimum of 200mm of loft insulation by 2012.

Electrics, Smoke Detectors and Carbon Monoxide Detectors

We aim to electrically test all our properties and provide hard wired smoke detectors by 2012, as well as installing hard wired Carbon Monoxide (CO) Detectors to properties where there are gas appliances.
