Paul works closely with the Fire Safety Officer and Compliance and Facilities Team to help ensure the health, safety and well-being of Hafod colleagues, customers, contractors, and visitors. This also includes helping Hafod to fulfil our legal obligations as a landlord to ensure services within our properties are safe.

Hafod needs to visit your home to make sure it is safe to live in and to follow the law. We may need access to your home to check or fix the following:
- Gas safety checks – to make sure your gas or other heating systems (like electric heating or Air Source Heat Pumps) are safe and working well. This is done once a year. We will also check that your smoke alarms and Carbon Monoxide alarms are working.
- Electrical checks – every 5 years we check your wiring to make sure it is safe.
- Fire door checks – fire doors in shared areas and the front doors to flats will be checked to make sure they are safe and will protect you if there is a fire.
- Ventilation systems – if you have an air system, we will check it once a year to make sure the filters and fans are working properly.
- Sprinklers – if your home has sprinklers, we check them once a year to make sure they are working.
- Lifting equipment (like lifts, track hoists or stairlifts) – these need regular checks to make sure they are safe. This may be every 3 months, every 6 months, or once a year depending on the equipment.
- Asbestos surveys (in homes built before 2000) – we check communal areas every year. We may also check inside your home if we are planning work, like replacing your kitchen or bathroom.
- Solar panel checks – if you have solar panels, we check them once a year to make sure they are safe and working well.
These checks are required by Health and Safety laws and the Renting Homes (Fitness for Human Habitation) Regulations.
We will always try to arrange a time that suits you and carry out the work as quickly as possible.
If we try several times to make an appointment and still cannot get access, we may have to take legal steps to enter your home. This is only ever a last resort. We would much rather work with you to find a time that works for you.
Yes, all Hafod homes have Carbon Monoxide (CO) detectors. These are special alarms that help keep you safe by warning you if there is dangerous gas in your home.
“The detectors are put in rooms where there are gas appliances. They are checked once a year when your gas boiler is serviced. They are also checked every 5 years during an electrical safety check.
CO detectors last for 10 years. If one is getting old, it will be replaced with a new one.
We also recommend that you test your CO detectors and smoke alarms every 6 months. You can do this by pressing the ‘test’ button on the alarm. It will beep for a few seconds to show it’s working. A good way to remember, is to test them when you change your clocks in spring and autumn.”
